Quonnie fared very well this season over Weekapaug in volume of sales this year with 9 total sales so far. Quonochontaug is a semi-private beach community wich offers tennis and several other community activities open to residents only. The sales this year fell in between $315k for a fisherman's cottage on East beach Rd to a beach front home with a double lot on Ocean View Ave for $2.7m. There is so much veriety in the homes in 17 homes currently for sale in Quonochontaug. From $549k to $4.25m. With that range there is sure to be some thing for everyone in Quonny. Weekapaug had a busy fall and winter last year but this summer only yielded 3 home sales and 1 building lot sale. Those sales were $650k, $750k, $1.53m and $2.65m. Last year Weekpaug had quite a good selling season. Weekapaug had the lead over Watch Hill, Misquamicut and Quonochontaug in homes sales early but never gained enough traction. Many feel Weekapaug homes are ripe for the picking at the moment. There is no better time to purchase a beach house then right at the end of the summer. The sellers are usually ready to get moving and do not want to have to put the house 'to bed' for the winter. There are currently 16 homes for sale in Weekapaug. Priced from $849k for a 3 bed cottage on the Weekapaug Rd to $4m for a grand Victorian on Wawaloam. Weekapaug offers so much. Our summer selling season has been very active in Watch Hill with many homes for sale and more sales than in the last 5 years. Currently, there are 6 homes in Watch Hill RI pending sale priced from $675k for a 2 bedroom cottage with water views to a sprawling waterfront estate for $15.5m. Sales have also been strong this late summer/early fall season. There were 12 home sales in Watch Hill so far this year. Sales included a building lot for $285k, a condo for sale at the Ocean House for $2.2m and a lovely home on Ocean View Hwy sold for $5.45m. Watch Hill currently has 24 single family homes for sale priced from $725k for a 3 bed cottage to $24m for a grand ocean front estate, 6 condos for sale from $595k to $3.8m for a condo for sale in the Ocean House and 3 building lots priced from $367k to $1.195. In the last 6 months in Quonochontaug there have been 7 sales ranging in price from a fisherman's cabin for $260,000 to a quintessential beach cottage for $2,250,000. Further, there are 3 Quonny homes currently 'under contract' to close this summer. As far as real estate for sale today, there are currently 15 homes listed on the MLS for sale in Quonnie ranging in price from $549,000 for a 3 bedroom cape a few blocks from the beach to $4,250,000 for a modern take on a classic oceanfront cottage. Boasting private beaches, tennis and social events in a classic semi-private Rhode Island summer community...Quonnie can't be beat.
